Through robust corporate governance and entrepreneurial flair, our strong performance enables us to partner with some of the most prestigious clients including Pension Funds, Investment Funds as well as Banks, Property Companies, private family investors and Local Authorities.

Founded in 2004 by Danny O’Neill, Ediston has maintained an impeccable track record and are recognized as a talented team of real estate experts who “do clever deals”. Our team has at least 10-50 years’ experience in the sector.

Through active investment and a clever approach, the Company has gone from strength to strength, where Ediston:

  • was one of the few property companies to have disinvested prior to the market collapse in 2008, allowing it to emerge financially sound.
  • has successfully raised significant equity and debt since 2010.
  • has invested across the UK regional markets since 2010.
  • launched the Ediston Property Investment Company plc, a REIT listed on the main market of the London Stock Exchange, with gross assets of c. £357m www.ediston-reit.com
  • in 2017 completed a major two year UK development programme, with an end value in excess of £200m.
  • in 2016 launched a residential business to disrupt the market to take advantage of the shortage of family housing in central Scotland and use its development to deliver complex mixed use urban developments.

Our track record

Launched in 2004, Ediston manages over £750m of property assets for institutional investors across the UK.
In 2007 we launched the Ediston Opportunity Fund which, despite aggressive pricing of UK real estate and our expectation of price falls, successfully raised substantial equity from UK pension funds and debt from RBS.

Ediston returned to investment mode between 2011 and 2014 principally in partnership with Europa Capital LLP.

To further illustrate our success in securing new business, Ediston was selected as Investment Partner and Manager for the Clydebuilt Fund, a new vehicle within Strathclyde Pension Fund launched in January 2014. In November 2014 Ediston, supported by Canaccord Genuity, successfully launched a new listed Real Estate Investment Trust on the ‘main market’ of the London Stock Exchange. The REIT, known as Ediston Property Investment Company Plc, raised £95m at its IPO, and now has total assets of £325m.

In January 2015 Ediston launched a third joint venture platform with Europa Capital for further investment in UK regional markets. The new Luxembourg SARL has £140m of which £75m has been deployed to December 2017. In March 2018 Ediston launched its fourth Europa Capital platform with the acquisition of Wrekin Retail Park, Telford for £35.1 million.
